Surrounded by green spaces as well as urban arts, culture and leisure facilities, the new Dalvey Haus residential complex in Singapore was built from 2018 to 2023. The natural and urban home houses 17 apartments on 55,480 square feet (more than 5,154 square metres) and is in a privileged location. District 10 is equally popular among locals and tourists with its wide range of amenities. The district is home to Singapore’s botanical garden, popular restaurants and shopping paradises, renowned international schools and hotels, and the prestigious Novena Medical Hub health centre. The owner of the Dalvey Haus is Dalvey Breeze Development, a joint venture company founded by construction and real estate experts KOP Properties Private Ltd (Singapore) and Low Keng Huat Ltd (Singapore). Cosentino Dekton façade panels on the building envelope of the Dalvey house emphasise the elegant and timeless exterior appearance of the residential complex. The fischer BWM Bracket Solution light (BSL) substructure support system secures the Dekton panels over a total of 2,200 m2 in a concealed and secure manner.

The modern residential complex with its cubic buildings, large windows and flat roofs as well as its straight-lined outdoor area blends in with the surroundings and is at the same time a real eye-catcher. The building envelope is clad with Dekton façade panels from the natural stone and quartz surface manufacturer Cosentino. The colour Danae was chosen, which reflects different beige tones on the surface “like sand moving in the desert”, according to the manufacturer. Given the climate in Singapore with high humidity and frequent rainfall, the resistant and robust material has its advantages. Dekton consists of 20 natural minerals that are bonded together using sintered particle technology (TSP). In this process, metamorphic processes can be carried out in a very short time, in which natural stones are exposed to high pressure and high temperatures for several thousand years. As a result, the UV- and colour-fast as well as fire- and frost-resistant cladding material enables long-lasting and representative façades.

The fischer BWM Bracket Solution light (BSL) substructure support system secures the Dekton panels over a total of 2,200 m2. "Our system is used for concealed and secure fastening, thereby contributing to a harmonious and elegant exterior appearance. This skilfully highlights the advantages of the high-quality and beautifully workable premium material Dekton," says Cedric Cui, Technical Engineer at fischer Singapore. "Our façade system is particularly flexible in terms of planning and installation. This allowed the Dalvey Haus project to meet all architectural requirements." 
 
The façade builders from the façade construction company SKH installed the HP-BSL horizontal profiles on the supporting structure. Geometrically matched to these profiles, BSL suspension clips made it possible to fasten the Dekton panels quickly and easily. The connection between the staples and the façade panels was made using the FZP II 11 x 8 M6/T/10 D40 PA undercut anchors. “Because the fischer BWM façade system is very easy to understand and quick and simple to install, the Dalvey Haus project reduced the training time and the execution on site,” reports Cedric Cui.   
As a result, loads acting on the HP-BSL horizontal profile (dead weight of the façade and wind) are transferred horizontally via the BSL clamps to the corresponding vertical profiles and from there to the supporting base. Fixed and sliding points designed during installation also enable the system to be securely fixed while allowing thermal expansion at the same time. 

“Our BSL substructure solution demonstrated its advantages in the façade design of the Dalvey house, which include the closed profile for guaranteed high loads, the optimised geometry for significant material savings, and the high-quality concealed fastening of the façade panels,” explains Johnny Goh, Managing Director of fischer Singapore. “The European Technical Assessment (ETA) for Dekton panels with our undercut anchor system provided additional reassurance for planners and contractors.” 

The fastening expert supported the construction project with its comprehensive range of services. “Together with our colleagues from the national company, we supported our clients in all phases of the façade design of the Dalvey house – from the planning and calculation of all substructure system components and anchors to on-site support on the construction site and the successful completion of the project,” summarises Ralf Weber, international market manager at fischer BWM Fassadensysteme.
Progress on the back: The fischer BWM Bracket Solution light (BSL) substructure support system is completely safe and concealed. The façade system thus ensures a harmonious, representative view of the building without any visible fastening points.
